Refurbishment of the surfacing in the communal areas of a bungalow complex, where deterioration of the concrete slab was causing inconvenience to guests.

  The problem

Boisser Arquitectos contacted us to request advice on the surfacing in the communal areas of a bungalow complex, which consisted of a stamped concrete slab exhibiting the following defects:

• Transverse cracks.
• Surface deterioration.
• Complete loss of colour in the concrete.
• Potholes and spalling.
• Increased noise from suitcases being wheeled across it. 

It should be emphasised that, as a result of the deterioration of the concrete, a hygiene problem began to develop and noise from suitcases being wheeled across it increased, creating a rather uncomfortable atmosphere for the complex's guests.

  The solution

The best solution for this type of project, which usually has around 2-3 months for completion, is to use fast-drying products such as our Zoruflex® system, as we can bring it into use 20 minutes after application, giving us a significant advantage over other systems.

For the repairs over the stamped concrete, we had to use fibre-reinforced mortars. These are stronger than conventional mortars.  We then reinforced the entire surface with a fibre mesh so that it could accommodate expansion of the substrate. For the sun terrace areas, where the substrate was ceramic tiling, we opted to grind the tiles and reinforce the surface with the same mesh, thereby achieving continuity across the entire surface. They chose the seamless Zoruflex® system as the surfacing option because of its flexibility and rapid return to service. Once completed, the system was sealed with two coats of varnish to protect it from UV rays and make the cleaning team's work easier.
